Who I am.
My name is David Klapatch and I’ve spent more than 35 years serving on condominium boards across Florida, Rhode Island, and Connecticut, overseeing communities that range from intimate 18-unit associations to complexes of over 350 units, including mixed-use properties.
During my time on Florida boards, I helped manage post-storm recovery following Hurricane Irma and played a central role in resolving a $13 million stormwater problem, ultimately reducing the cost to under $100,000 through innovative biological remediation techniques, saving unit owners from a $26,000 special assessment.
That experience gave me a close-up view of unexpected association finance and it shaped my deep commitment to protecting property owners from the costly surprises that hide inside complex association documents.
I am a former licensed Realtor, giving me firsthand understanding of the transaction side of condo ownership. I also spent time as an educator, an experience that trained me to break down complex, technical information into clear, approachable lessons. That same skill is at the heart of every CondoClarity module.
I am the founder of both ReserveScan, a preliminary reserve analysis platform for condo associations, and CondoClarity, an audio-based educational course built specifically for Florida condo buyers navigating the disclosure phase.
I created CondoClarity because I saw a gap that no one was filling.
Buyers were receiving hundreds of pages of legal and financial documents under time pressure, with almost no guidance on what any of it meant.
I am not an attorney, and this course is not legal advice. It is the kind of calm, informed perspective that only comes from 35 years inside the process.
When buyers understand what they are reading, panic decreases and decisions become more deliberate. That is the mission behind every module in this course.
